Hi everyone! I am studying now the European real estate market to invest in. I am interested in the German property market. I've recently come across the article about it (add the link you could read https://realtybundles.com/blog/the-german-property-market-what-to-expect-in-2020). But I want to know your thoughts on this topic. How do you think, is it the right time to invest in the German RE market? Must say that I am thinking about passive investment, like crowdfunding. Please, share your thoughts! |

Hi,
if you plan to invest in single properties, like apartments and small houses, and get your ROI from tenants, be VERY careful. German laws are COMPLETELY socialist and always on tenants side. Compared to the hassle you have, in most regions of Germany it is no good advice especially for foreigners to invest like that. If everything runs smooth with tenants, you can expect a rent return of 0.5% (Munich) to 10% (some former DDR regions).
So it's really better to invest in real estate funds, Crowdinvesting (https://www.dagobertinvest.at may be a good starting point here) or find some like minded people and try to buy a big apartment house in bigger cities or at least in university cities. |
