NEW LOAN ALERT

PBL 025 - We have gone live with our biggest loan so far today - £3m against £4.79m of land with planning for 252 student “pods” in Huddersfield. The borrower is experienced, has completed one of these builds recently in Bradford and is currently building another similar site next door which is fully funded. He has a strong Personal Guarantee. We have £1.5m already committed from underwriters, we expect this to fill very quickly. Funds are to acquire further investment opportunities.

COMPLETIONS ALERT

PBL 020 - We are pleased to finally announce the completion of this loan today. All cashback has now been paid to investors along with interest and upfront interest where applicable.

PBL 004b - We are pleased to announce the completion of this loan today. Interest will be paid as standard at the end of Feb 2015.

PBL 023 - We are pleased to announce the completion of this loan today. Interest will be paid as standard at the end of Feb 2015.

PBL 007 – This borrower has now defaulted. We have instructed a receiver and appointed a local agent. Auction booked for end April. A buyer is in place in case the property doesn’t reach full reserve at auction.

PBL 008 – No change. The client will probably refinance out in 4 weeks with Lloyds. We have offered to roll it. Meeting with the borrower on Monday to discuss this loan and further opportunities.

PBL 010 – No change

PBL 011/012/013 – No change from last week.

PBL 014 – A buyer wants to exchange on it today for a completion in May. We have agreed to split the title and receive half the funds once planning has been granted for residential development.

Completions

We have completed/drawn-down on the following loans this week:

PBL 28 – This filled in 6 minutes when we released it.
PBL 26

PBL 27 (the power station land) has nearly been fully funded and we expect to complete mid week. Once we complete, the bonus payment incentive will cease.

Loan Extensions

For commercial reasons we have chosen to extend the loan term of 4 loans on the platform. The following two loans are the same borrower who is awaiting completion of a separate £8M property sale (confirmed):

2005 Superyacht 35M - 3 month extension

PBL006 – 3 month extension


There is delay in refinance of the following two loans (confirmed):

PBL 008 - 2 month extension
PBL 021 - 1 month extension


Interest will continue to be paid on all these loans as normal on a monthly basis. If investors do not wish to participate in these extensions, they may exit their position using the active secondary market. The only downside to this is that you stop earning interest from the date that you place your loan part up for sale.

We preferred not to call these loans in, as we are confident of the refinancing. For commercial reasons, we continue to believe this is the right and moral thing to do. However, as you can see from PBL 7, we are prepared to call debts in when necessary.

Existing Loans

PBL 004a/b – No change this week.

PBL 005 – We expect confirmation of refinance by Barclays Bank PLC next week.

PBL 006 – We extended this loan by 3 months to allow the client to arrange repayment. Interest is being paid by the client and will be paid to investors on a monthly basis as usual.

SUPERYACHT LOAN - We extended this loan by 3 months to allow the client to arrange repayment. Interest is being paid by the client and will be paid to investors on a monthly basis as usual.

PBL 007 – We are in the process of disposal. Clarke Willmott LLP is dealing with it.

PBL 008 – No change. We met with the borrower this week, he expects funds next week.

PBL 010 – No change

PBL 011/012/013 – No change from last week.

PBL 014 – The borrower has exchanged on this and we expect payment in May.

PBL 015 – No change from last week.

PBL 016/017/018 – Funds with solicitors. We have agreed a way forward and hope to complete imminently.

PBL 019 – No change or movement from the Land Registry. Apparently the LR is backed up from Xmas and getting anything from them in a timely manner is nigh on impossible. We are tempted to cancel this loan, returning funds to investors plus interest but will wait until next week.

PBL 020 – 2 lenders have made offers to refinance the residential property on site, which should see c£500k returned early.

PBL 021 – Lloyds B2L mortgage in legals. See PBL 008.

PBL 022 – No change from last week.

PBL 023 – Payment expected end of month

PBL 025 – No change.

PBL 026 – Completed

We expect PBL012 to repay this week in full. Capital and interest will be returned to investors.

Loan Extensions

Sometimes it is commercially expedient to extend a loan rather than to “call it in”, generally because a ‘refinance’ to another financial institution is taking longer than originally planned for. We will endeavour to inform all SS investors of the likelihood and reasons for these extensions in advance. The secondary market is very liquid so we feel that those who wish to exit at any time have the means to do so.

The BONUS rate interest has been credited to all accounts with the title 'Cashback'. April's interest will be credited in the usual way, at the end of the month.

PBL 13 (Winkfield Row, Surrey) has been paid back early. Loan capital and 20 days of March's interest has been credited to investor’s accounts.

PBL 31 (Farm in Wales) has now gone LIVE on the platform. The property is a 40-acre equestrian center with planning permission for a new ménage and stable block. Valued at £710,000, the borrower is seeking a loan £497,000 (70% ltv) for 12 months to enable them to construct new buildings. We expect this loan to complete tomorrow.


PBL 31 ist allerdings längst voll. In neue Kredite bei Saving Stream* anzulegen ist derzeit gar nicht so einfach.

However it has been withdrawn because our borrower has not been responding to their comms. Therefore, it is now just a case of getting the court order for Lendy Ltd to become Mortgagee in Possession. Expected 5th May 2015.

PBL 15 – No change. We are working with the broker to arrange a take out bridge or commercial facility. However, we are happy with this borrower and may offer to extend the loan subject to receiving 6 months interest. Will advise on progress.

We are going live with PBL032 at 14:30 today. This is a 50+ acre farm in Cambridgeshire valued at £850k and we are lending £595k against it on a 1st charge basis.

Loan Repayments

PBL023 has now been paid back to investors in full inclduing May's 11 days of interest.

Existing Loans

PBL 4a – We met with the borrower last week; we are considering offering him a development loan to build 10 large houses. He will need a credit facility of up to £1m which will gradually be raised against the increasing valuation of the security as he builds the new properties.

PBL 7 – We received the court order for vacant possession last week. The owner has 42 days (15th June) to vacate the property. We are also progressing well with the sale of the property for £250k. Funds should be with us in full by the 15th June.
