PBL 41 – A substantial office building in Banbury with planning permission for 40 residential apartments, currently valued at £3.4m. We are making a loan of £2.38m available for our borrower.

Existing Loans

PBL 4a - We have agreed terms for this borrower and have received interest for 3 months. 4a and 4b will be merged into one facility in September.

PBL 4b - See above.

PBL 6 - During the course of this loan the client has been classified as a “PEP/Politically Exposed Person” so his bank has declined his borrowing facility. Therefore, he is selling his £10m house in London, some shares in an offshore bank and a house in Bali worth £2m. All are under offer and in legals. We have granted the borrower an extension of 3 months and have received interest to cover that period. We have an undertaking from his lawyer to pay us from the proceeds of the London house. We are very comfortable with this borrower, he has substantial assets in the background which is now trying to liquidate.

Superyacht - Same borrower as PBL 6. See above.

PBL 10 - The borrower has arranged for a new loan to take us out completely with Amicus.

PBL 11 - We are expecting full repayment by the end of July.

PBL 12 - We are expecting full repayment by the end of July.

PBL 14 – No change.

PBL 15 - The borrower has agreed a sale for over £1.9m; exchange should take place towards the end of the week with a completion date set at 1st October. We have agreed to extend the loan until the sale completes. All investors who opted for upfront inetrest on this loan are now free to trade their loan parts in the secondary market.

Im Prinzip hast Du recht. Nur frage ich mich, warum dann PBL041 immer noch mit rund 900000£ hängt.

PBL 42 – This loan completed last Friday. We now hold security. In addition we took a charge over an unencumbered flat in Gosport worth £110k to improve the overall security.

Important Notices

The ‘Trust Structure” should be ready to launch in c2 weeks. We have mostly agreed the Lender & Borrower T&Cs and will make these available for review to everyone asap. We should also be able to transfer the existing loans into this structure via an assignment clause in our Loan Agreements.

The new website is well underway; it is an arduous but rewarding task for us to undertake and we are certain it will be very well received when complete, which is looking like end of August/September.

Repaid Loans

PBL 10 – £224k was repaid to investors in full this week. We have nearly repaid £10m in total to investors.

For various underwriting reasons we have decided to cancel PBL041. We were unable to obtain the usual assurances from our legal team regarding the planning permissions involved. All capital plus interest accrued for this loan has now been credited back to your Saving Stream* accounts.

The planning permission for Permitted Development Rights falls away at the end of May next year and the scheme needs to be fully completed by then. Our borrower has a buyer for the site but we cannot rely solely on that. We need to consider that if the sale falls through, we end up retaining a site with a rapidly shortening timeframe to complete the build.

Planning permission was certain to be granted on the new scheme or as a minimum PDR’s to be extended, however we felt that this was too much of a risk to take on in this instance.

Given our funding model, we need to go live on the SS platform early on in the legal process in order to raise the requisite funds; these situations will arise from time to time.

Andere Plattformen kaspern mit dem Volumen 1 Monat rum, bei SS ist der Fisch in 2 Stunden gegessen.
