Claus Lehmann hat Folgendes geschrieben: | Zukünftig konzentriert sich Assetz Capital* auf die beliebteren Access Accounts
Zitat: | Here at Assetz Capital* we’re always looking for ways to make peer-to-peer lending simpler. Over the years we’ve launched a range of investment accounts to suit various preferences, as well as being one of the few larger platforms to offer manual lending.
As part of this simplification process, we’ve made the decision to close the Great British Business Account Series 2 (GBBA2) and the Property Secured Account (PSA) to new investment.
As we’ve grown our platform, we’ve listened to your feedback and monitored which accounts you’re investing through. With the ever-growing popularity of the ‘Access Accounts,’ including the introduction of our 90 Day Account back in March this year, the growth of the GBBA2 and PSA has remained relatively static.
Our goal is to provide a great lending experience, and we feel the closure of the GBBA2 and PSA help to simplify our platform for our investors, whilst still giving you both the option of ‘hands off’ automated investment or a self-select approach.
What does this mean for Lenders investing through those accounts?
With immediate effect, we will no longer be accepting new investment into the GBBA2 and PSA and there won’t be any new loans available in these accounts. If you have loan holdings in these accounts, they will continue to seek to pay the target rate of gross interest (subject to individual loan performance and the provision fund). Any funds that are awaiting investment into the closed accounts will be returned to your Cash Account immediately. It’s important to remember that if you had the ‘invest idle funds’ feature switched on in the GBBA2 or PSA, but not in your Cash Account, those funds will become uninvested and therefore not interest bearing. You can switch on the ‘invest idle funds’ feature in the Cash Account on your dashboard at the click of a button.
Over time, any interest and capital from your investments in GBBA2 & PSA will be returned to your cash account for investment into other accounts at your discretion. In due course after all loan repayments or recoveries you will eventually have no holdings remaining in these two accounts. Any funds awaiting investment into closed accounts will be returned to your cash account, where they can be re-deployed into an account of your choice.
If you do wish to sell some or all of your loan holdings in any of the closed accounts, you are still able to do this through the secondary market (provided the loans are not suspended and subject to demand by other lenders)
For more information on the closure of the GBBA2 and PSA you can view our FAQs by clicking here. Alternatively, if you have any further questions please give our customer services team a call on 0800 470 0430 (Option 1) or via live chat on our website.
With your continued support we’re fast approaching £1 billion lent to UK businesses and £100 million of gross interest earned by our lenders – and we’re not stopping there. We’ll continue to strive for better and better investment performance from our business lending activities that help support British businesses and house builders and to provide fairer returns on your money. |

I was expecting this to happen sooner or later. I invest in PSA and GBAA2 and 90-day access account. I have notice a significant overlap between the loans offered in these accounts. Therefore they were increasingly getting redundant. _________________ Active Portfolio Composition: Mintos(AI):10.82%, Bondora* (Portfolio pro and Go&Grow):5.82% , Ratesetter Australia:6.65%, Kapilendo:16.83%, Fundingcircle.nl:9.72%, Flender.ie:6.51% Assetzcaptial:6.13%, Estateguru:6.97%, Envestio:1.78%, Crowdestate:6.56%, Reinvest24:3.73%, Housers:8.24%, Engel & Völkers Capital:2.62%, British Pearl:4.58%, Lender&Spender:5.18% |

Zitat: | From 9th December 2019, peer-to-peer lending platforms are required by Financial Conduct Authority rules to confirm that investors have sufficient knowledge and/or experience of peer-to-peer as a whole, as well as any individual platform’s offering for that investor to decide whether investment is appropriate for them. We do this by means of our Appropriateness Test, which should take you approximately 15 minutes to complete.
Please note that this is a regulatory requirement which is intended to protect you, the investor – something which we fully support.
You are able to skip the test for now if you wish but, should you choose to do so, you will not be able to invest funds into loans or perform an ISA transfer and any funds you deposit will remain in a holding account until you choose to complete the test. |
7 Fragen.

Zitat: | Lender Certification
Dear Claus,
Over the next few days, we’ll be communicating some of the key changes to peer-to-peer lending, as the industry adapts to the enhanced rules set out by the Financial Conduct Authority (“FCA”). These rules come into effect on 9th December 2019, so we want to ensure you’re aware of any changes and how they may impact investing through our platform.
As we’ve previously communicated, one of the key changes peer-to-peer lending platforms are obliged to follow are the FCA’s rules around Appropriateness. This requires each platform to determine whether a lender has the necessary knowledge and experience to understand the risks involved in peer-to-peer lending. You can take the Appropriateness Test by logging into your dashboard, or for more information click here.
Another visible change that you will notice from 9th December 2019 is ‘Lender Certification.’
The certification process is a result of the new rules introduced by the FCA, which are aimed at enhancing the protection of retail investors. Before you make any new investments via a peer-to-peer lending platform you must certify the type of investor you are. You will do this by selecting one of the investor types which have been stipulated by the FCA. In summary terms, these are:
High Net Worth Investor – this is an investor with significant income (£100,000 p.a or more) or significant net assets (£250,000 or more).
Sophisticated Investor – An investor who has made more than one peer-to-peer investment in the last two years or who meets certain other criteria relating to investment experience.
Restricted Investor – An investor who has not invested more than more than 10% of their net assets into peer-to-peer lending in the last year and undertakes to not invest more than 10% in the next year.
The full FCA definitions are longer and these full definitions will be available for you to view during the certification process. In the meantime you can find a more detailed description on these investor types by clicking here.
Many of our lenders will be able to choose the Sophisticated Investor definition, should they desire, having made more than one investment in peer-to-peer loans in the last two years.
There is no advantage or disadvantage to choosing one definition over another – certifying as any of these investor types gives you the same access to information, the same functionality on the platform and the same broad protections under the regulations. Just choose the one that best reflects your circumstances, experience or intentions.
Q&A
When will I be able to certify the type of investor I am?
This will become available to you in your dashboard from Monday 9th December 2019.
If I’m an existing lender will Assetz Capital* automatically certify me?
No, it’s up to you which type of investor you want to certify as, and making your choice should take less than a minute of your time. Technically we could “auto-certify” anyone who has made more than one investment with us in the last two years as a Sophisticated Investor, but we think that choice should be yours. If someone made a £1 investment into the Quick Access Account a month ago to “test the water” then invested another £10 in the 30-Day Access Account three weeks later, they may not feel that they are a Sophisticated Investor yet, preferring instead to remain as a Restricted Investor for now. Equally, we generally have no way of knowing whether our lenders meet the High Net Worth Investor definition and someone who does might prefer to be certified accordingly.
How often am I required to complete the certification process?
Once you have completed your certification process, you will be able to re-certify if your circumstances or experience changes. This can be done at your own discretion and can be changed by contacting our Customer Support Team on 0800 470 0430 (Option 1). Otherwise your certification will last for a period of twelve months, after which you’ll be prompted to certify again (the twelve-month period is defined by of the new regulations).
Can I still use the platform and make investments if I haven’t certified as to the type of investor I am?
No, from the 9th December 2019 the FCA has stipulated that we are unable to offer ‘Direct Offer Financial Promotions’ (DOFP) to customers who haven’t certified as one of the above-mentioned investor types. In very broad terms, a DOFP is where the peer-to-peer lending platform offers lenders a direct mechanism to invest. Therefore, if you have not completed certification, you will lose any new investment functionality in your dashboard. Your existing investments will not be affected.
I’ve not completed certification, but I’ve sent money from my bank to an Assetz Capital* investment account, will my funds become invested?
Any new funds sent or deposited after 9th December 2019 will be subject to the new FCA rules and will be placed in a holding account as these funds cannot be invested until lenders have completed both the appropriateness test and the certification process. It should also be noted that funds in the holding account are not interest bearing and they can also be withdrawn from the platform if desired.
Can I opt out of lender certification and continue to invest via the Assetz Capital* platform?
No, you will need to certify the type of lender you are before making any new investments from 9th December 2019. |

Zitat: | Security update
Dear Claus,
This morning we have been made aware that a clone has been made of the Assetz Capital* website using the domain name assetzcapital.eu.
We have informed the police, the FCA and other relevant organisations and are taking urgent steps to have the cloned site removed as soon as possible. We urge investors to please be exceptionally careful when entering your login details and only use the official website https://www.assetzcapital.co.uk or https://investors.assetzcapital.co.uk for our platform.
There are also a number of fake social media accounts that link through to the cloned site, and again we’re working hard to have them removed. |

Neues Procedere bei Assetz Capital* Einzahlungen
Zitat: | Coming soon...
Dear Claus,
Next week we will be making a change to our platform that will have an impact on the way you deposit funds into your investment accounts. You will be required to confirm the exact amount you wish to deposit in your dashboard prior to transferring funds from your bank.
We want to help you get your funds invested in your chosen account as quickly as possible. This process will reduce the number of deposits that have to be manually allocated by confirming your intentions in advance, so your funds are interest-bearing as soon as possible.
Your security is paramount to us and this new process will add an additional layer of security to ensure that funds invested in your account have been made by you and are for the amount expected.
What if I forget to set a deposit intention?
Don’t worry, you can just log in to your dashboard and confirm you have sent the funds with the click of a button and they will be allocated to your chosen investment account. We can only hold your funds for up to 10 working days before they will be returned to you, so it’s important that you confirm your deposit intention as soon as possible.
We'll be in touch soon with more information about the changes (including a step by step guide) and when they will come into effect. |

Statement von Assetz Capital* zu Coronavirus
Zitat: | wanted to personally update you on the steps that we’ve taken to mitigate any possible effects of the current virus.
We are mindful of following the official guidance issued by the government and have also already established a working group to quickly respond to any changes in the situation in the coming weeks and months.
As you would expect, as an FCA-regulated business we have business continuity plans in place to ensure that we can operate as normally as possible in circumstances such as these. In addition, as an agile and modern FinTech business, we already regularly use remote access and communications technology to allow many of our team to work collaboratively whilst away from the office or working from home. Large numbers of our team already work from home regularly or permanently and about half the company works regionally.
In fact, we have the systems and technology in place to allow our 120 strong workforce to work remotely from home, without any material disruption to you or our business operations if that was required for any period. This would allow us to send people home as a precaution at a moment’s notice with no significant impact on the business. Going home as a precaution of course does not mean not actually working so any kind of change like this is not expected to have any effect. As a large business we believe that we have the scale and resources to handle matters as required.
As far as your investments go, we typically lend to more established and financially robust SMEs (small and medium sized businesses), rather than micro businesses. We have also assessed all lending for both affordability and the ability to repay from their cashflows or from the property security that we have taken on your behalf.
We have also all seen the market turbulence in the stock market over the last week or two and as you are probably well aware, our fixed interest rate lending does not have that daily volatility in the same way at all. Equally we do not expect the bank base rate cut announced this morning from 0.75% down to just 0.25% to cause any reduction in our rates. Indeed, we are assessing new loans as to whether rates will go up, not down.
We therefore look forward to continuing to serve you as normal as the situation is dealt with in due course and will keep you updated regularly. And we would also like to wish both you, your family and friends all the best through this period.
Please call our Investor Team on 0800 470 0430 (Option 1), contact us via Live Chat on our website, or email enquiries@assetzcapital.co.uk |

Zitat: | £15m commitment from British Business Investments
Dear Claus,
We’re delighted to announce that we've secured £15m British Business Investments funding to help boost UK housebuilding.
We’ve become the first property-focused marketplace platform to receive funding from British Business Investments, a commercial subsidiary of the British Business Bank.
British Business Bank are a government-owned economic development bank, dedicated to making finance markets work better for smaller businesses. Their investments through debt-finance providers (like ourselves) help to promote volume and diversity of lending to SMEs by encouraging new entrants and supporting the growth of alternative lenders in the market.
The £15m commitment from British Business Investments could support in excess of £100m of new lending to smaller businesses and smaller housing developers, helping them grow as well as helping fuel the development of new homes across the UK. |
