A strong and fast recovery from the COVID-crisis in Spring has helped push EstateGuru to new monthly business records. Besides the new business records, EstateGuru also fully launched its operations in Finland during September and is now officially licensed as a crowdfunding operator in that country. „We’ve been actively talking to Finnish entrepreneurs since August 2019 and we’re confident that the Finnish market is ready for a modern operator such as EstateGuru. We wish to bring the benefits of alternative financing to a broader audience and offer a true alternative to the conventional loan market that may often be perceived as stiff and bureaucratic. 7777 new investors joined EstateGuru during Q3 2020 compared to 5109 during Q3 2019. The biggest number of new investors came from Germany, with 2256. The next largest groups are Estonians, Italians, Lithuanians, Dutch, Spanish, Latvian and investors from 99 other countries. Our investors earned €2,6 M of interest during Q3 2020 versus €1,8 M in Q3 2019. 194 projects were financed in the amount of €28,4M during Q3 2020 compared to 178 projects in the amount of €22,8 M in Q3 2019

Alternative lending continues to grow rapidly across Europe and so does EstateGuru’s business volumes. EstateGuru financed loans in the amount of €120,2M in 2020 which is a 50% increase when compared to 2019 (€80,3M). The average month on month growth in loan origination was 60% compared to the previous year. All indications are that this growth will continue as the business model gains further mainstream acceptance and the need for capital grows in the SME sector.

„The COVID-crisis is boosting innovation and change and we see that doing things digitally is becoming the new normal. It also means that business models like EstateGuru’s will be enhanced and taken into the crowds. People are more open than ever to fintechs and new business models, and this forms part of a global trend. Our loan volumes increased 102,71% in Q4 compared to the same period last year (from €23 818 226 to €48 281 774) and our revenues increased 133,43% (from €774 036 to €1 806 837). We also witnessed a solid inflow of new investors, a 23,63% increase compared to Q4 2019 and 53% increase when comparing the whole year (20 290 new investors in 2019 and 31 038 investors in 2020). The biggest number of new investors came from Germany which is also our focus market for 2021. We opened our office in Berlin in November which was one of the major highlights of Q4. By opening this office, we want to contribute to the development of the alternative financing industry and become the first choice for borrowers and investors in Germany“, commented Marek Pärtel, co-founder and CEO of EstateGuru.

8968 new investors joined EstateGuru during Q4 2020 compared to 7254 during Q4 2019. The biggest number of new investors came from Germany, with 2598. The next largest groups are Estonians, Italians, Lithuanians, Dutch, Spanish, and Latvians with investors from another 99 other countries making up the full total. Our investors earned €2,4M of interest during Q4 2020 versus €1,8M in Q4 2019. 244 projects were financed in the amount of €48,3M during Q4 2020 compared to 180 projects in the amount of €23,8M in Q4 2019. The average return on paid back loans in 2020 was 10,95%.

“I’m very proud of the stable quality of our credit portfolio. Due to the second wave of coronavirus, we witnessed a slight increase in delays of repayments, but in general, the loan portfolio is healthy and we don’t expect any significant negative change in the borrower payment behaviour”, added Pärtel.

“All in all, 2020 paved the way well for 2021. We are as ambitious as ever on executing our road map to become the biggest real estate financing platform in Europe by 2025. This is a plan we also shared during our successful crowdfunding campaign at Seedrs* in Spring last year. We have delivered on our promises - Finland and Germany have both successfully launched, the technology roadmap has been enhanced and we’ve just hired a Director of Capital Markets who will take the lead in developing this area and driving institutional investments. The next largest groups are Estonians, Italians, Lithuanians, Dutch, Spanish, and Portuguese, with investors from another 108 other countries making up the total. Our investors earned €3,4M of interest during Q2 2021 versus €2,4M in Q2 2020. We financed 234 projects in the amount of €46,2M during Q2 2021 compared to 182 projects in the amount of €16,5M in Q2 2020. The average return on repaid loans in Q2 2021 was 10,8%.

@Oktaeder: Es ist in der Unternehmensberichterstattung absolut üblich, die Zahlen mit denen aus dem Vorjahreszeitraum (was eben Q2 2020 ist) zu vergleichen. Das hat erstmal nichts mit Marketing blabla zu tun. Das findet sich in der Meldung zwar auch, aber aus dem Vergleichszeitraum kann man beim besten Willen keinen Strick drehen.

Tallinn, 7 September 2021: EstateGuru, the leading pan-European marketplace for short-term, property-backed loans, today announces the successful closure of its Series A funding round, with investments coming from Switzerland, United Kingdom, Czechia, Austria, Germany and Cyprus.

The lead investor for the round is TMT Investments Plc, a UK VC, and a public company that was also an early investor in both Bolt and Pipedrive. Among other VCs, there are the Swiss VCs Verve Ventures and Swiss Immo Lab, and J&T IB and Capital Markets, the investment banking arm of the Czech investment bank J&T.

The total amount raised is €5,8M (ca $7M). This follows a successful equity fundraising round on the Seedrs* platform in May this year. The round exceeded its initial target by 260%. The campaign’s maximum target was achieved within just four days, instead of the initially planned 40-day-campaign. EstateGuru has been thriving thanks to retail investors' support for the business model since the very beginning of the company, with 41% of new investors coming from referrals and 90% of investors doing so repeatedly. One in two borrowers returns to EstateGuru by taking out six loans in five years’ time on average. This was also the reasoning behind the Seedrs* round in May. EstateGuru believes in the importance and power of the community and considers it extremely important to give them a chance to participate in the equity raise.

More than 1,000 Finnish investors and 137 funded properties totaling €43 million - EstateGuru's first year in figures

EstateGuru, an international fintech company and alternative financing expert, officially launched operations in Finland in October 2020. The year since launch has proved to be extremely successful for the company, as it has financed a large amount of real estate projects for Finnish companies.

Investors have also been eager to take up the platform’s offering, with 1120 Finns joining since launch. These investors have earned an average return of 11.33% p.a. while, depending on the project, borrowers have received credit lines ranging from 7.5% to 13% p.a.

Through EstateGuru, a total of 137 construction projects have been financed in Finland, which amounts to a total of €43,388,581 in financing. Most of the projects have been implemented in the SME sector, but projects have also been financed for larger entities.

“To date, the largest project we have financed is the two commercial properties in Koskelo, Espoo, which have raised a total of approximately €3.2 million. In addition, we are running two-phased development projects of approximately €5 million in both Lahti and Helsinki. Furthermore, a development project of approximately €4.5 million is underway in a good location in Espoo, ”says Matti Vansén, Country Head of EstateGuru in Finland.

“The most typical EstateGuru financing project in Finland is one that seeks financing for the acquisition and renovation of an old property. An example of a project funded in Finland is, for example, an attic building project with an area of 800 square meters in Sörnäinen, Helsinki, in which additional floors will be built in an existing house for residential use, ”says Vansén.

Involved in modifying Finnish legislation

According to Vansén, the growth of EstateGuru over the past year is rapid but controlled. At the same time, crowdfunded real estate loans have increased their potential popularity in Europe and the uptake is constantly growing in Finland as well.

“Strong further growth is expected, and EstateGuru has ambitious targets in Finland. We will launch a revolutionary automated product for investors soon which will offer even easier portfolio diversification. We will also continue to grow our presence in the market and gain more visibility so that, hopefully, more companies start taking advantage of our product.“

EstateGuru has become a familiar company to policy-makers too, because they have asked EstateGuru to give an opinion on the EU -level implementation of the pending crowdfunding regulation. After this, they also requested a comment and opinion on supplementary regulation at a local level.

“It speaks volumes about our position in the market and the level of trust in our business that we are being asked to take part in the broader formation of policy in Finland, albeit only on an advisory level,” says Vansén.

EstateGuru Q3 results: revenues increased by 81% and loan volumes by 85%

EstateGuru maintained stable loan volume growth throughout Q3. The platform saw an increase of 85% in Q3 when compared to the same period last year (from €28,4M to €52,6M) and revenues increased 81% (from €1M to €1,9M). The German market was the biggest contributor at €23,5M, followed by Estonia which accounted for €13,4M. We also witnessed a nice inflow of new investors, with a 10,4% increase compared to Q3 2020 (7777 new investors in 2020 and 8586 investors in 2021).

2548 new investors joined us from the operating countries and 6038 from non-operating countries (the biggest groups from Italy, the Netherlands, Spain and Greece). Our investors earned €4,1M of interest during Q3 2021 versus €2,7M in Q3 2020. We financed 248 projects in the amount of €52,6M during Q3 2021 compared to 194 projects in the amount of €28,4M in Q3 2020. The average return on repaid loans in Q3 2021 was 10,4%.

Among other investors were the Swiss VCs Verve Ventures and Swiss Immo Lab, and J&T IB and Capital Markets, the investment banking arm of the Czech investment bank J&T. Investments also came from Austria, Germany and Cyprus. We have an ambitious technology and expansion roadmap for the next few years, and the success of this fundraising round will position us perfectly to deliver on this and continue providing all investors and borrowers with the very best real estate financing platform“, says Marek Pärtel, co-founder and CEO of EstateGuru.

Björn Kombächer, Geschäftsführer von Estateguru* Germany, wurde von den Mitgliedern des Verbandes deutscher Kreditplattformen (VDK) einstimmig zum neuen Mitglied des Vereinsvorstands gewählt. Zudem verabschiedete die Mitgliederversammlung des VdK einen neuen Branchenstandard für das Auslagerungsmanagement.

Der Verband deutscher Kreditplattformen (VdK) hat ein neues Vorstandsmitglied. Björn Kombächer, Geschäftsführer von Estateguru* Germany, wurde von den Mitgliedern einstimmig mit Wirkung zum 1. Juli 2022 gewählt. Er folgt auf Jens Siebert, vormalig Mitglied des Vorstands bei INVESDOR, der das Gremium per 30. Juni 2022 auf eigenen Wunsch verlassen hatte.

Kombächer bringt mehr als 20 Jahre Berufserfahrung im Finanzsektor mit. Vor seiner Zeit bei Estateguru* war er u.a. Head of Alternative Assets bei Donner Reuschel sowie Geschäftsführer der Donner Reuschel Finanz Service GmbH. Kombächer kommentierte seine Wahl: „Drei Jahre nach seiner Gründung hat sich der VdK in Deutschland als zentrale Stimme der Kreditmarktplätze fest etabliert. In den nächsten drei Jahren wird es nun darum gehen, die europäische Perspektive fortzuentwickeln, um die wachsende Bedeutung des Digital Lendings als Anlageklasse bei der Asset Allokation institutioneller Investoren abzubilden. Ich freue mich sehr darauf, diese spannende Aufgabe zusammen mit meinen Vorstandskollegen anzupacken.”

Geschäftsführer Constantin Fabricius kommentierte das Ergebnis der Vorstandswahlen: „Jens Siebert hat den Aufbau des Verbandes in den vergangenen fast zweieinhalb Jahren durch viele kluge Ideen entscheidend mitgestaltet. Im Namen des Vorstands danke ich für sein Engagement und wünsche ihm alles Gute für die Zukunft. Zusammen mit Björn Kombächer haben wir abermals ein Vorstandsteam, das operativ erfahren und international bestens vernetzt ist. Auf die Zusammenarbeit und den Erfahrungsaustausch freue ich mich sehr. Vor uns liegen große Aufgaben.“

Branchenstandards unterstreichen Qualitätsanspruch des Verbandes

Mit der einstimmigen Verabschiedung des Branchenstandards für das Auslagerungsmanagement haben die Mitglieder des Verbandes eine weitere wichtige Etappe auf dem Weg zu einem einheitlichen Gütesiegel genommen. Auf Seiten der Kreditplattformen wird das Thema Outsourcing bislang unterschiedlich gehandhabt. Da die gängige Regulatorik auf die digitalen Geschäftsmodelle der Marketplace Lender nicht immer anwendbar ist, bleiben große Gestaltungsspielräume mit potentiell negativen Auswirkungen auf das Ökosystem. Mit dem Auslagerungsstandard gibt der Verband erstmals einen einheitlichen Rahmen vor, wie die durch Outsourcing entstandenen Risiken im Blick zu behalten und zu steuern sind.

Nach der Verabschiedung der Branchenstandards für das Beschwerdemanagement, angemessenes und diskriminierungsfreies Verhalten, für die Compliance-Organisation sowie für einheitliche Branchenangaben & -zahlen liegt nunmehr der fünfte abgestimmte Standard vor. Alle Branchenstandards sind auf den Internetseiten des Verbandes einsehbar.

2022 turned out to be a turbulent year, with rising inflation, market disruption, increased geopolitical risk and soaring interest rates. The total funded amount, on the platform, for the year was €183M, which is a 10% decrease when compared to 2021 (€203M). The current outstanding portfolio amounts increased from €220,3M (at the end of 2021) to €291M as of the end of 2022. Our revenues were €8M in 2022, an increase of 12% compared to 2021 (€7,1M)

14 702 new investors joined us from our operating countries and 30 158 from non-operating countries (the biggest groups were from Spain, Italy, and Greece). We had a total of 153 800 investors by the end of 2022, which is a 37% increase compared to the previous year. Back in 2021, we welcomed 13 900 new investors from operating countries and 42 000 investors from non-operating countries (the biggest groups were from Spain, Italy and France). Our investors earned €18M of interest during 2022 versus €14,9M in 2021. We financed 1769 projects in the amount of €183M during 2022 compared to 1072 projects in the amount of €203M in 2021. The average return on repaid loans in 2022 was 10%.

“Throughout the year 2022, Estateguru* demonstrated its flexibility in turning its expansion-oriented approach into an efficiency focused business model. The corporate focus and commitments for 2023 are to resolve the German and Finnish legacy portfolio, to maximise returns for investors, and to focus on sustainably growing origination strategy and investment in the Baltics,” commented Mihkel Stamm, Estateguru’s new CEO since December, 14 of 2022.

“Overall, it’s been a tumultuous year. Adjusting to volatile macroeconomic conditions has presented many challenges. Switching from a growth to a sustainability mindset and downsizing our operations in certain markets has not been easy, but with adversity comes the opportunity for learning, and growth of a different kind,” added Stamm.

“Recent events have tested our business model and also proved it sound. It proved resilient during the pandemic and proved so again during 2022. We are at the cutting edge of our industry, and these experiences will help us to further refine our approach. We believe that we are well positioned to take advantage of the many opportunities our model offers moving forward. We are not affected by the rising Euro Interbank Offered Rate, so we expect to see a further increase in appetite from borrowers looking for quick and flexible financing.”

Investment in Real Estate continues to be an attractive proposition for investors looking to mitigate the effects of inflation and passively grow their wealth. Our loans are especially attractive, as 98% of them are secured by a first rank mortgage, and an average LTV less than 60%.”

Estateguru, the leading Pan-European property investment platform, and the Czech investment bank J&T* Banka have made an agreement to fund real estate-backed loans in the Baltics.

J&T Banka initially invested €2.5M in Finnish and German loans as part of its continued commitment to funding Estateguru* loan origination, which started in September 2022. Now it’s creating additional capacity in its current fund to support Estateguru’s business plan for 2023, by funding the company’s Baltic loans.

According to a J&T* Banka board member Tomáš Klimíček: "J&T Banka has identified the Baltic countries as a potentially attractive investment opportunity given the solid historical performance of the Baltic countries’ portfolios and the experience and expertise of the platform in this region."

Judith Tan, Head of Capital Markets at Estateguru*, noted that the platform had earned the commitment and loyalty of over 155,000 retail investors, while also attracting institutional players who recognize the attractiveness of the company’s business model. “With a proven track record of success in the Baltics, we have already issued €500M in loans, €344M of which has been successfully repaid at an average historical interest rate of 10.98%. This level of performance has made our platform an attractive option,” Tan said.

Tan also pointed out that Estateguru* has multiple institutional partners, with Varengold Bank being a collaborator since 2018. The bank has demonstrated its confidence in the platform's stability and growth potential. Even in the face of economic turbulence and the Covid pandemic, Varengold Bank has remained committed to investing in Estateguru's loans.
